Park Model RVs are certified by their manufacturers to comply with the American National Standards Institute (ANSI) A119.5 Park Model Recreational Vehicle Standard.
ANSI specifications are not as stringent as U.S. Department of Housing and Urban Development (HUD) specs, but Park Models are built in a similar assembly line process as HUD homes. Therefore, the quality of construction is more dependent on the manufacturer than the regulations. If you buy from a quality manufacturer like Cavco, Athens Park, or Fairmont, the quality of Park Models is at the same high standards as the HUD homes or perhaps more significant since there is less red tape involved. But you need to trust the manufacturer to assure higher quality. Although the distinctive appearance of a Park Model RV sometimes leads people to think it looks like a small manufactured home, PMRVs are excluded from the definition of a manufactured home under regulations of HUD specifically because they are a type of RV. Because the home is RV-rated, it cannot be assessed as real property with the land. Therefore, the sale of the land and tiny home must be two separate deals. The land (without the home) is currently held in a real estate contract at 2% interest with the former owner.
WHAT DOES THIS MEAN FOR YOU AS A BUYER?
PURCHASING THE LAND
Buyer(s) must agree to initiate a new real estate contract with the existing terms and remaining installments, as defined in the current real estate contract. The transfer to new buyer(s) will be through a Buyer’s Assignment of Contract.
5 YEAR REAL ESTATE CONTRACT DETAILS
Contract started on October 28, 2022 and ends late October 2027.
Monthly installments are around $1,550/month
Property taxes are included in the monthly payments - 2023 tax year: $431~
As of April 2024, the outstanding total on the land is 128k with 3.5 years left of installments.

A development permit was applied for and approved by Rio Arriba County, NM for placement and hook up of the park model home.
